How Viera's association structure differs
Viera is a master-planned community made of many sub-associations — Viera East, Viera West, Heritage Isle, Addison Village and others — each administered by a management company with its own architectural review committee and its own palette. There is no single Viera-wide approval, which is why neighbors two streets apart can face very different rules.
Suntree works similarly, with Suntree Master and several sub-associations plus the country club communities. Identify your specific association before you assume a palette applies to you.
Submission checklist that gets approved first time
A complete package lists the manufacturer, product line and exact color code for body, trim, accent, front door and garage door; confirms whether any sheen is changing; and often names the schemes on adjacent homes to show you are not duplicating a neighbor. Add the contractor's license and certificate of insurance, since many committees require both on file.
We supply all of that with the estimate, formatted so it can be attached directly to the submission. The colors on the approval and the colors in the sprayer match exactly, which removes any risk of re-approval mid-job.
Interior and cabinet work needs no approval
Architectural review governs what is visible from the street. Interior repaints, cabinet refinishing and garage floor coatings inside a closed garage are outside its scope, so those jobs can be booked immediately.
Many Viera and Suntree clients use the exterior approval window productively: we refinish kitchen cabinets or repaint interiors while the committee reviews the exterior scheme, then move outside the week approval lands.

- How long does architectural approval take in Viera?
- Two to four weeks is typical, depending on which sub-association governs your home and when its committee meets. Submitting exact brand, product line and color codes up front is the biggest factor in a first-time approval.
- Do I need HOA approval to refinish my kitchen cabinets in Suntree?
- No. Architectural review covers what is visible from the street, so interior painting and cabinet refinishing can be scheduled immediately.
- Can I choose a color that is not on my community's palette?
- Some Viera and Suntree associations allow off-palette submissions with a physical sample and committee approval; others do not. Ask your management company before falling in love with a color.
