HOA Color Approval Guide for Brevard Communities

Short answer

Most Brevard HOAs require written architectural approval before an exterior repaint, submitted with the body, trim and accent colors from an approved palette plus the paint brand and product line. Approval usually takes two to four weeks, so submit before you book a start date. Confirming your community and parcel through the Property Appraiser is the quickest way to identify which association governs your address.

What a complete submission looks like

Committees reject submissions for missing detail far more often than for taste. A complete package names the manufacturer, the product line, and the exact color code for body, trim, accent, front door and garage door, and it states whether any sheen is changing. Many Viera and Suntree communities also ask that adjacent homes not repeat the same scheme, so listing your neighbors' colors preempts a follow-up question.

We give clients that information as part of the estimate, so the submission and the actual job match exactly — no re-approval halfway through.

Sequencing the job around approval

The order that works: choose colors, submit for approval, use the waiting period for stucco crack repair and pressure washing, then paint the week approval lands. Prep work almost never requires approval because it does not change the appearance, which means the waiting period is not wasted.

If your association requires a licensed and insured contractor on file, we provide the certificate directly to the management company.

Common questions

How do I find out which HOA governs my Brevard County home?
Look up your parcel through the Brevard County Property Appraiser to confirm the subdivision, then check your closing documents or contact the management company listed for that community.
Can you start prep work before HOA approval comes through?
Usually yes. Pressure washing and stucco crack repair do not change the home's appearance, so most associations have no objection — and it means painting can start the week approval lands.
