What salt air actually does
Salt aerosol carries inland from the Atlantic and settles on every east- and south-facing elevation. It is hygroscopic, so it holds moisture against the film long after a rain has dried, and it drives corrosion on any exposed fastener, railing or lintel. On stucco it accelerates efflorescence; on wood it keeps the substrate damp enough for mildew to colonize the coating.
That is why washing is not optional on a beachside repaint. A chloride-tolerant wash removes the salt load; a plain rinse just redistributes it under the new paint.
Wind-driven rain and the seaward elevation
The National Weather Service Melbourne office covers the Space Coast, and its wind and rain records explain the pattern we see on every oceanfront job: the seaward elevation fails first and fails hardest. Wind-driven rain finds hairline cracks that would never leak on an inland wall, so crack repair and joint sealing carry more weight than the paint itself.
On oceanfront and second-row homes we bridge hairlines with an elastomeric patching compound, reseal every penetration and control joint, and treat the seaward wall as its own specification rather than painting all four elevations identically.
Realistic repaint intervals on the island
Plan on five to eight years for a barrier-island exterior, and inspect at year four. Catching a failing sealant joint or a chalking south wall early is a wash-and-recoat; catching it at year nine is a full substrate repair.
Cape Canaveral and Cocoa Beach condominium associations often stage repaints elevation by elevation for exactly this reason — the seaward face reaches end of life before the rest of the building does.
